INDIAN RIVER COUNTY

FLORIDA

 

THE PLANNING AND ZONING COMMISSION OF THE CITY OF SEBASTIAN, INDIAN RIVER COUNTY, FLORIDA, HAS SCHEDULED A PUBLIC HEARING IN THE CITY COUNCIL CHAMBERS, 1225 MAIN STREET, SEBASTIAN, AT A REGULAR MEETING TO BE HELD ON THURSDAY, NOVEMBER 19, 2020, AT 6:00 P.M., TO MAKE A RECOMMENDATION TO CITY COUNCIL REGARDING APPROVAL OF A SUBDIVISION PRELIMINARY PLAT FOR PODS 1 AND 2, CONTAINING 208 LOTS, WITHIN A RESIDENTIAL PLANNED UNIT DEVELOPMENT KNOWN AS SPIRIT OF SEBASTIAN. THE DEVELOPMENT AREA FOR THE TWO PODS CONSISTS OF 77.99 ACRES, AND IS LOCATED EAST OF SEBASTIAN HIGHLANDS UNIT 15, NORTH OF SOUTH MOON UNDER SUBDIVISION, WEST OF OLD DIXIE HIGHWAY, AND SOUTH OF VACANT INDUSTRIAL LAND. THE FUTURE LAND USE IS LDR (LOW DENSITY RESIDENTIAL, 5 UNITS PER ACRE) AND CG (COMMERCIAL GENERAL); AND THE PROPERTY IS ZONED PUD-R (PLANNED UNIT DEVELOPMENT-RESIDENTIAL) AND CG (COMMERCIAL GENERAL). PROPOSED DENSITY IS 2.67 UNITS PER ACRE.     

 

ALL INTERESTED PARTIES MAY APPEAR AT THE HEARING AND PRESENT TESTIMONY WITH RESPECT TO THE PROPOSED PRELIMINARY PLAT.

ANY PERSON WHO DECIDES TO APPEAL ANY DECISION MADE AT THIS HEARING WITH RESPECT TO ANY MATTER CONSIDERED AT THIS MEETING (OR HEARING) WILL NEED A RECORD OF THE PROCEEDINGS AND MAY NEED TO ENSURE THAT A VERBATIM RECORD OF THE PROCEEDINGS IS MADE, WHICH RECORD INCLUDES THE TESTIMONY AND EVIDENCE UPON WHICH THE APPEAL IS TO BE HEARD.
