Applying for Permits

MGO Portal

The preferred method to submit Online Permits is through the MGO Customer Portal at MGOConnect. MGO Connect is your one stop shop to apply for permits, upload documents, pay fees, correspond with the city, view permit progress and schedule inspections. Nearly all permit types are available for submittal through the portal, all required forms are available for each permit type and upload file size is UNLIMITED. To use the portal, log in with your username and password. If you do not have an account you can easily create one with an e-mail address and phone number.  Please submit all documents in PDF format. Note: that owner/builder permits can use MGO Customer Portal but the initial application has to be in person at the building department located at 1225 Main St. in Sebastian in accordance with Florida Statutory requirements.

Permit applications and document uploads can also be submitted to our e-mail address at  permits@cityofsebastian.org. Please submit permit applications and all documents in PDF format. File uploads have maximum file size of 30MB.  Contact the building department for more information on how to submit larger file sizes through a file share program provided by the city. After the submittal is received, the permit will be created in MGO and you will receive an e-mail requesting payment. This will be your notification that the permit has been entered and will provide you with the permit / project number. You can use the MGO Portal to make payments and schedule inspections.

Scheduling Inspections

To schedule inspections visit MGOConnect. All inspections must be scheduled one day in advance, you may contact your inspector on the day of the inspection to arrange a convenient time if needed. A complete list of names and contact information is listed on the home page. 

Remote Video Inspections (RVI) are available for certain types of inspections. The option for an RVI will appear when scheduling inspection. This is a no cost service that allows a live communication between the inspector and the field representative. A smart phone is all that is needed. Video Inspections are acceptable for Air Conditioning replacements, Electrical panel change-out and Plumbing water heater or re-pipe inspections. The video inspection process is useful for certain types of permits that would otherwise require the homeowner to be at the residence in order to gain access.
